Business Bay is a mixed purpose area located in new Dubai, close to the iconic Burj Khalifa and Downtown Area and cradled by the major arterial roads of Sheikh Zayed and Al Khail.

It was built to encompass the best of the business world by being close to DIFC’s financial hub but also being a place where commerce was seamless. In 2017, with the opening of Dubai Canal, the dream of Business Bay truly came alive as the area was enhanced with the flowing waters from Ras al Khor and the Arabian Gulf blending together to form a new iconic feature of Dubai.

Business Bay is very conveniently located and has comfortable, cosy accommodation options. There’s a plethora of apartments for rent in Business Bay and this is clear from the many futuristic designed towers that surround the area. Many say it rivals other parts of Dubai with towers that look like they’re from another world! Business Bay has endured many long years of construction but the results are worth it with well designed apartment buildings and equally well designed apartments inside.

For those working in DIFC or Downtown Dubai, living in Business Bay is a logical choice. The commute is short, the rentals are more affordable and the area itself has everything you could need with many shops, food outlets and other retail amenities available. Being a freezone means landlords are often foreign nationals but it also means that ownership of property is open to foreigners too, with a growing number of apartments for sale in Business Bay coming on the market every month.

Although more affordable than areas like DIFC and Downtown Dubai to the north, residents do find that Business Bay tends to be a little noisy, mostly due to being close to major roads and the ongoing construction of Business Bay. Dubai’s buildings have strong insulation to handle the weather and noise however every apartment will handle things differently. Our recommendation is to always check with residents in the same building to get their feedback on what it’s like to live in that building as well as Business Bay in general.

Business Bay is a place where everyone calls home so you can expect a great mix of nationalities in the local community. The standard of living is high and apartments are well equipped with top quality furnishings and décor. You can find a range of studios, 1 and 2 bedroom apartments for rent in Business Bay with smatterings of larger apartments also available. If you can get a flat with a balcony, you’ll be able to enjoy the cooler months and beautiful city views even more. And if you’re lucky, you could even get views of the Dubai Fountain which everyone knows is always a treat!

Residents Love The views of Dubai Creek, Dubai Canal and Downtown Dubai are exceptional and there's easy access to shopping and eating outlets. For those working nearby, it's very affordable too.

Residents Dislike The general lack of adequate green spaces makes it less ideal for pet owners and there's usually a lot of construction going on. Access to Sheikh Zayed Road southbound sometimes proves a bit cumbersome. Larger families may struggle with space too.

Business Bay is nestled between Sheikh Zayed Road and Al Khail Road. Access to both major arterials is easy though rush hour tends to bring with it a fair amount of bottlenecks. There's also a Business Bay Metro station and frequent bus services for added convenience.

Things to do in Business Bay

There's a few markets held in the Bay Avenue Park close to Spinney's and these are held mostly in the cooler months. Eateries are dotted across the area as are a number of beautiful hotels, including the iconic JW Marriott Marquis hotel (once the tallest hotel in the world). These hotels feature world class restaurants, bars and clubs so you need not venture far for entertainment. The Dubai Canal runs through the area too so it has plenty of running/walking space and you've also got Safa Park across Sheikh Zayed Road. It's one of the oldest parks in Dubai and long loved by many. Burj Park is located in Downtown Dubai and a firm favourite with residents of Business Bay, especially those with pets (it's one of few parks that allow dogs!). Residents also like to venture across the road to Safa Park for a picnic or a run. Since Downtown Dubai is a stone's throw away, it's also popular for eating out, shopping and taking a stroll.                

Nearby

Business Bay is located in the heart of new Dubai and is a stone's throw from Downtown Dubai and is also just 20 minutes from Dubai International Airport (a little more with traffic!). The area is also close to Al Wasl, Al Safa and the northern end of Al Quoz which is well known for being an industrial hub. Suffice to say, Business Bay is well situated for easy access across Dubai. You may need to travel a bit longer to get to Dubai Marina and the Palm Jumeirah but for the convenience afforded with the location, Business Bay is worth it.
